Dubai has evolved from an emerging property market into one of the world’s most internationally connected real estate destinations.
By The Numbers
Dubai real estate recorded more than AED 917 billion in transactions during 2025, across over 270,000 transactions - the highest annual transaction value recorded by the market at the time. Real estate investments exceeded AED 680 billion, while the investor base expanded to approximately 193,000 investors.

The momentum continued into Q1 2026, when Dubai Land Department reported AED 252 billion of real estate transactions, representing a 31% year-on-year increase in value. For investors, the significance is not simply record numbers. It is the increasing depth, liquidity and internationalisation of Dubai’s property market.
Dubai’s property market is supported by an exceptionally international investor base. This international participation matters - Dubai is not dependent on a single nationality or domestic pool of buyers; its property market increasingly functions as a destination for global capital. Its investment proposition extends beyond property prices. A growing population, global connectivity, long-term infrastructure investment, an internationally diverse investor base and an increasingly regulated real estate ecosystem have created a market capable of attracting capital from around the world.
We believe the opportunity is not simply to buy property in Dubai - but to identify the right asset, in the right location, at the right stage of the market cycle.

Urban Planning
Dubai's growth is being supported by long-term urban planning rather than development in isolation. The Dubai 2040 Urban Master Plan establishes the framework for the city's future expansion, including new urban centres, greater integration of residential and commercial districts, expanded public transport accessibility and significant increases in green, recreational, hospitality, healthcare and education infrastructure. The plan anticipates Dubai's resident population reaching approximately 5.8 million by 2040, compared with approximately 3.3 million in 2020.
Population Growth
3.3M → ~5.8M
For property investors, population growth is fundamental: more residents create greater underlying requirements for housing, rental accommodation, offices, retail, hospitality and supporting infrastructure.
Dubai continues to invest around the way the city will live, work and move in the future. The 2040 Master Plan is structured around interconnected urban centres, improved accessibility and increased development around mass-transit infrastructure. Its objectives include placing a greater proportion of residents within convenient reach of public transportation while creating integrated communities combining housing, employment and essential services.
For investors, infrastructure is more than a convenience. New connectivity can change the economics of a location. Transport links, employment districts, airports, commercial centres and major master developments can expand a property’s addressable tenant and buyer base.
This is why Propmates evaluates Dubai at a micro-market level rather than treating every emerging location as a growth opportunity.

Dubai’s off-plan market operates within a formal regulatory framework overseen by the Dubai Land Department and the Real Estate Regulatory Agency. Under Dubai’s escrow legislation, payments received from purchasers of off-plan units are deposited into a project-specific escrow account - each development requires its own account, and the funds are dedicated to that particular project. RERA is responsible for regulating and monitoring development escrow accounts and the institutions authorised to administer them.
This does not eliminate development or investment risk - but it provides investors with an established regulatory structure within which Dubai’s large off-plan market operates.

Dubai is not one property market. It is a collection of distinct submarkets, each with different supply pipelines, tenant profiles, pricing dynamics and investment characteristics. The opportunity depends on matching the asset to the investment objective.
An investor may pursue:
Through emerging locations benefiting from infrastructure and urban expansion.
Through established communities with demonstrated tenant demand.
Where payment structures and entry pricing create an attractive investment proposition.
Where scarcity, location and international demand become more important.
Where schools, amenities, connectivity and quality of life support longer-term demand.
Established Markets
Proven demand and observable transaction evidence
Emerging Districts
Future infrastructure, population and commercial growth
Dubai’s established districts offer proven demand and mature infrastructure, while the city’s continued expansion is creating entirely new investment corridors. That creates an unusual combination for investors: established markets with observable transaction evidence - alongside emerging districts capable of benefiting from future infrastructure, population and commercial growth.
But emerging does not automatically mean undervalued. Understanding future supply, developer positioning, transaction evidence, rental demand and competing projects is essential before assigning an investment premium to future growth.
Why Invest Through Propmates?
Dubai offers thousands of projects and an enormous volume of available inventory. The challenge is not finding a property - the challenge is identifying which property deserves your capital. At Propmates, our approach begins with the investment case.
We assess opportunities through factors including:
How does the property's price per square foot compare with recent transactions, competing projects and the surrounding micro-market?
What level of rent can the asset reasonably command, and what does that imply for its potential yield?
How much competing inventory is scheduled to enter the location?
What is the developer's positioning, project status, payment structure and delivery proposition?
Which confirmed transport, commercial, employment and master-plan developments could materially influence future demand?
Who is likely to purchase this property from you in the future - an investor, end user or international buyer?
Does the opportunity make sense for short-term resale, medium-term appreciation, rental income or long-term ownership?
A strong market does not make every property a strong investment. We believe investors should understand not only what they are buying, but:
That is the difference between buying real estate and making a considered real estate investment.
